Plumbers who know North York housing
North York is post-war bungalows, 1960s splits, and towers that went up later. The plumbing is not one system. A Bathurst Manor bungalow can still have a lead service and a clay lateral. A Willowdale condo has a different set of valves and stacks.
City Rooter is a licensed GTA crew. We camera drains, clean mains, replace failing laterals, and upgrade water services. You get a written price. We do not guess at a lead line from the sidewalk.
We work houses and small commercial units across North York. Same-day windows are realistic for most drain and leak calls from our Mississauga yard.

Post-war laterals, lead services, and cast iron
The bungalow streets — Downsview, Lansing, parts of York Mills — were built fast after the war. Clay joints have had seventy years of freeze-thaw. Trees that were saplings now sit on the sewer path. A snake that worked five years ago may now stop at an offset.
Lead and galvanized services still turn up at resale. Low pressure, cloudy water, and a home inspector’s note are the usual triggers. Toronto has rules around lead. We handle the private side and explain the city side before you sign.
Cast-iron stacks in older two-storeys scale and then crack. A smell on the second floor that comes and goes is often the stack, not the trap you already replaced. Condos around North York Centre are a different visit — access, risers, and the property manager’s rules come first. We still handle the suite-side work and tell you what has to go through the board.
- Bungalow with the original clay sewer
- Inspector or neighbour mention of a lead service
- Floor drain backup after laundry
- Low pressure upstairs in a two-storey
- Recurring kitchen clog on a long run to the main
- Sewage smell that returns after a cleaning

Drain cleaning and repair
Published prices: $225 tub or shower, $250 hand sink, $350 kitchen, $325 main via cleanout, $450 via toilet flange. Hourly work is $120 to $190.
If two fixtures back up together, that is the main until proven otherwise. We use the cleanout when you have one. Many North York bungalows do not, which is why the flange price exists. Camera next if the cable will not hold or comes back with roots.

Water lines and emergency calls
A residential water line upgrade typically runs $2,000 to $10,000+. A ¾-inch line up to 30 feet is often $2,500 to $3,800. Frontages on wider lots and restoration under interlocking push the number up. We quote the private-side scope in writing.
Emergency dispatch starts at $200. Frozen pipes still happen in poorly insulated North York additions and garage walls. Burst copper in a ceiling is a shut-off-first call. If you cannot find the main, say so.
How a North York visit works
Call (647) 534-6875. Tell us the cross streets and the age of the house if you know it. That tells us whether to expect clay, lead, or newer plastic before we park.
On site we confirm the complaint, protect floors, and start at the access that answers the question. You see the camera finding. You approve the price. City of Toronto permits are called out before we open a boulevard. A lot of North York bungalows have no cleanout. That is why the flange price exists. We would rather tell you that on the phone than surprise you in the bathroom.
North York neighbourhoods
We cover the district from the 401 north and from the Humber across to Victoria Park. Bungalow streets and the condo corridors are both regular work.
- Willowdale, Lansing, and North York Centre
- Bathurst Manor, Clanton Park, and Westminster-Branson
- Downsview, York University Heights, and Jane-Finch area houses
- Don Mills, Banbury, and York Mills
- Bayview Village, Hillcrest Village, and Newtonbrook
- Armour Heights and the Avenue Road corridor
When to call
Same day for sewage, a burst pipe, or no water. This week for a drain that already returned or rusty water in a pre-1970 house. This month if you are listing a bungalow and want the service material confirmed before the inspector writes it up. A buyer’s report that says “recommend plumber” is cheaper to answer with a camera file than with a last-week scramble.

★★★★★
City Rooter installed a new waterline from the edge of the property into my basement. Alex worked with me to get the best solution possible, gave a very good price, and left everything neat and tidy.
★★★★★
They saved us from a major plumbing disaster. Tree roots clogged the drain. The team snaked the line, excavated, replaced the damaged pipe, and installed a cleanout. Professional, efficient, and fair.
